They start at the transitions: a valley, a pipe boot that has cracked with age, flashing at a chimney or a wall, or a nail that has backed out and lifted a shingle. Pipe boots in particular are a known weak point in Texas, where UV exposure hardens the rubber years before the shingles around them are worn out.

Should I repair or replace my roof?
