What a leak repair job involves.
A ceiling stain almost never sits under the hole. Water gets in at a failure point, runs along the decking or down a rafter, and drops through the drywall somewhere else entirely. Sometimes several feet away, sometimes a room away.
That is why leak repair starts on the roof rather than in the room. Patching the drywall under the stain fixes the symptom and leaves the cause running, and the next heavy rain puts the stain back.

Most leaks come from the same short list. Pipe boots crack, and in Texas the UV hardens the rubber years before the shingles around them wear out. Flashing at chimneys, walls and skylights lifts or corrodes. Valleys collect debris and back water up under the shingles. Nails back out and lift the shingle above them. Storm damage opens up something that was previously sound.
Once the entry point is confirmed we fix it and check the decking underneath, because water that has been getting in for a while has usually been sitting on something. If the decking is soft, patching over it just hides the problem.
We will also tell you honestly if the roof is failing in several places at once. Repairing a roof at the end of its service life is money spent twice, and we would rather say so than take the smaller job and come back in six months.

Why is the stain not under the leak?
Water travels. It enters at a failure point, runs along the decking or a rafter, and drops through the ceiling wherever it finds a path. Tracing it back to the entry point is most of the work in a leak repair.
Can you repair a leak in the rain?
We can usually tarp to stop further damage straight away, but a proper repair needs a dry roof to bond and seal correctly. We will get you protected first and come back to do it right.
Will a repair or a replacement be better value?
It depends on how much life the roof has left and how many places it is failing. One cracked boot on a seven-year-old roof is a repair. Four separate failures on a twenty-year-old roof usually is not.
Could a leak be covered by insurance?
If it was caused by a storm rather than by age, often yes. We can look at it from that angle during the inspection and document it if it is claimable.
