The technical difference is mostly slope. Commercial roofs are often low-slope or flat, which changes how water leaves the roof and therefore where the failures happen. On a steep roof gravity does the work. On a low-slope roof, drainage, seams and penetrations do, and standing water is the thing that finds every weakness.

The Difference
Where the details matter.
That makes penetrations the usual suspects. Roof drains, scuppers, HVAC curbs, vents and anything else coming through the membrane are where low-slope roofs leak, far more often than the field of the roof.
The other difference is operational. A commercial building has tenants, customers or staff who need the building to keep working while the roof is replaced. Sequencing the job around that, and keeping the building watertight overnight between phases, is as much of the work as the roofing itself.

Do you work on flat roofs?
Yes. Low-slope roofing is a different system from residential shingles, and the failures show up at drains, seams and penetrations rather than in the field of the roof.
Can the building stay open during the work?
Usually. The job gets sequenced so occupied areas stay usable and the building stays watertight between phases. That planning is part of the estimate.
Do you handle commercial insurance claims?
Yes, the same way we handle residential ones. There is more roof area to document and the scope is usually more detailed, but the process is the same.
Do you work on apartment and multi-family buildings?
Yes. Multi-family work brings the added job of coordinating access and notice with residents, which we plan into the schedule.
