McKinney

McKinney has the widest range of roofs in the county

Most North Texas suburbs have one story about their housing stock. McKinney has several. There is a genuine nineteenth-century downtown with a historic district around it, decades of steady mid-century and later growth around that, and then a very large amount of new construction west of US-75 and out toward 121.

That produces the widest spread of roof ages, pitches, materials and complexity anywhere we work. A 1900s house in the historic district and a 2019 build off Custer are not the same job, and treating them as the same job is how details get missed.

The practical version: what applies to a roof in McKinney depends a great deal on which McKinney it is in.

Same Standard Everywhere

The free inspection is the same in McKinney as it is anywhere else we work.

Older houses have more roof per square foot

Historic and older housing stock tends to be steeper and more cut-up: multiple gables, dormers, valleys, porch roofs at a different pitch from the main structure, and chimneys that are actually chimneys rather than decorative boxes.

Every one of those is a transition, and transitions are where roofs leak. The flat field of a roof almost never fails on its own; the valley, the step flashing against a wall, the chimney counter-flashing and the pipe boot do.

Steeper pitch also changes the work itself. Past a certain angle a crew cannot walk the roof and the job needs staging, which is slower. It is a real difference in an estimate rather than a padding line, and it is worth understanding why it is there.

The newer side has the Frisco problem

West McKinney and the growth out toward 121 was built the way Frisco was built: fast, in large uniform subdivisions, with builder-grade roofing that went on with the house.

The oldest of those are now well into their first replacement window, and a hailstorm across one of those neighborhoods hits a lot of identical roofs at once.

So the same city holds both patterns. One half needs the roof read carefully because it is complicated; the other half needs it read because it is all the same age.

Storm claims across McKinney

The claim process does not change with the postcode. We document the damage, meet the adjuster at the property, and go through what the policy covers. The claim stays yours to file, which is how Texas requires it, and no contractor here can pay or waive your deductible.

What does change with the house is how long the documentation takes. A complex older roof has more surfaces, more flashing and more places for damage to be missed by a quick inspection, which is the argument for a slow one.

FAQs

Roofing in McKinney, answered

Do you work on older homes in the McKinney historic district?

Yes. Older roofs are steeper and more cut-up, with more valleys, dormers and real chimneys, and those transitions are where the work actually is. It is a different job from a new-build and it gets estimated as one.

Why would a roof in McKinney cost more than the same size roof elsewhere?

Usually pitch and complexity. A steep, multi-gabled roof with dormers, valleys and chimney flashing has far more detail work than a simple roof of the same area, and detail work is where roofs leak, so it is not a place to economize.

Is my newer McKinney roof too new to need looking at?

Not necessarily. Hail does not care how new the roof is, and a lot of the newer west-side neighborhoods were built with builder-grade shingle. If a storm has been through, a free inspection settles it.
